Cómo funciona

  1. Send your details and the loan documents the bank has given you.
  2. Before signing, the notary reviews the loan documents and meets you to answer your questions.
  3. You sign the mortgage deed together with the lender.
  4. The deed is registered in the Land Registry.

Preguntas frecuentes

How far in advance must I receive the bank’s documents?

The rules require the lender to give you the loan documents a minimum time before signing, so you can study them calmly. The notary’s office will check that this has been done.

Who pays the notary in a mortgage?

For home mortgage loans the law shares out the costs and, in general, the bank pays the notary fees for the mortgage deed. The notary’s office will tell you what applies in your case.

Can I extend or cancel my mortgage?

Yes, that is also done in a public deed. Say so when you send your request and the notary’s office will tell you which documents are needed.

Do I have to visit the notary before the signing day?

For many mortgage loans you must attend beforehand so the notary can explain the loan to you. The notary’s office will give you an appointment.
